​​ARCHITECTURAL GUIDELINES & COMMUNITY STANDARDS
If you are planning to make exterior changes or improvements to your property, it is mandatory that ACC approval be granted by the Lakewood Forest Fund Architectural Control Committee (ACC). You may click on the above link labeled "Architectural Guidelines & Community Standards" which provides details in regards to various exterior changes or improvements and in which scenarios an ACC request must be submitted. 


The purpose and intent of the Architectural Guidelines and Community Standards is to:

  • Preserve the original architectural harmony and aesthetic qualities of homes located in Lakewood Forest
  • Provide guidelines to aid homeowners when making exterior modifications or repairs
  • Provide standards to aid homeowners regarding typical maintenance of lots and exterior of home


ACC APPLICATION


​​There is no processing fee for applications. The application should be emailed to GM@lakewoodforestfund.com as all information is forwarded to the ACC Committee electronically. Supporting documentation should be sent along with your application depending on the type of improvement you are requesting. Examples of supporting documents are: photos, lot survey showing placement, contractor proposals (price may be omitted), drawings or stamped engineering plans. Requests are normally processed and approved within 30 business days of receipt. 

***Improvements initiated without ACC approval are considered a violation of the deed restrictions and will be pursued from a compliance standpoint.***

Roof Replacements
An application is not required for roof replacements. Resident or contractor may email GM@lakewoodforestfund.com 
and provide the following two items in the body of the email: (1) Manufacturer of shingle; (2) Color of shingle as defined by contractor (For example: Timberline shingle; color is weathered wood). Shingles with red, blue, or green tints are not approved shingle colors.

Exterior Painting Policy      


​On September 14, 2015, with the intent to preserve and enhance property values as well as maintain the architectural character of the community, the Board of Trustees for Lakewood Forest Fund adopted an exterior painting policy. Trish Buscemi, a professional color consultant, with Colors Matter was hired by the Fund to establish several color schemes for the various types of homes in the subdivision. 

The ACC Committee for Lakewood Forest has received some challenging applications in reference to requests for exterior painting. For example, an application was submitted with a photo from an HGTV brochure showing a “coastal cottage” with a colorful palette that is traditional in these style homes found in coastal areas. However, this same palette was not appropriate for the tudor style home in Lakewood Forest. 

The mindset used by Colors Matter when taking on the Fund project was to keep colors classic while also using the more popular colors. In addition, an array of hues was selected for doors so owners may choose from a variety of color groups while still keeping an overall classic look. Owners not wishing to use any of the approved color schemes may still submit custom paint colors for review.

Owners are encouraged to view a copy of the exterior paint policy which can be found above and contact Graham Management with any questions regarding the policy or approved paint colors. In addition, hard copies of the swatches are available at the Fund Office and can be viewed by setting up an appointment.
